Summary of Responsibilities:
Maintains refrigeration units, heating and cooling controls, pumps and equipment in good operating order. Works with minimal supervision and is responsible for making an established range of decisions, escalating to Manager when necessary and updating Manager on a regular basis.
Keeps all refrigeration units, both large tonnage and fractional horsepower systems, in good operating condition.
Repairs and recalibrates electrical and pneumatic heating and cooling controls.
Overhauls and/or realigns all types of pumps.
Dismantles and reassembles large and heavy equipment.
Assists in the coordination of all heating and cooling operations.
Assists the Manager of Building Operations in training new personnel.
Observes all safety regulations and practices.
Performs other duties as assigned by management.
Thorough knowledge of refrigeration and air conditioning equipment.
Ability to use technical reference material and equipment required.
Proven experience in monitoring, diagnosing, making corrective decisions and performing corrective action as circumstances required.
Ability to direct work of others and maintain good working relationships.
Demonstrated ability to effectively interact and communicate with all levels of staff and management.
Demonstrated experience working independently. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated.
Ability to read and comprehend written and oral instructions.
Demonstrated abilities to walk, stand, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb and lift a maximum of 75 lbs. unassisted.
Frequent exposure to noise, dirt, odors, temperature extremes and potentially hazardous tools and equipment.
Must be able to safely use manual tools and power equipment common in the construction trades. Must be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents.
This position works in both indoor and outdoor environmental conditions.
Computer Skills and Knowledge of Hardware & Software Required:
Working knowledge of basic computer with the ability to retrieve e-mails, send e-mails and access the Company’s intranet home page.
Working knowledge of proprietary applications supporting mechanical systems and services. (i.e., SamTrak, Circon, Tracer).
Certifications & Licenses (i.e., Series 6 & 63, CPA, etc.):
CFC refrigerant handling certification required.
Valid driver’s license with a satisfactory and safe driving record required.
State boiler’s license preferred.
Must be able to work Building Operations’ schedule and adjust work schedule to complete assignments. This includes shift work and weekends as necessary.
Extended hours required during peak workloads or special projects.
