Overview
Summary of Responsibilities: |
Maintains refrigeration units, heating and cooling controls, pumps and equipment in good operating order for the properties managed by Eagle Realty Group. Repairs and recalibrates electrical and heating and cooling controls. Dismantles and reassembles large and heavy equipment. Works mostly independently with some minimal supervision and is responsible for making an established range of decisions, escalating to manager when necessary and updating manager on a regular basis. Prepares estimates for equipment replacement and installation cost. Supervises external contractors/vendors and manages HVAC-related projects. |

Installs/maintains all refrigeration units, both large tonnage and fractional horsepower systems, air handling systems and keeps in good operating condition. Performs diagnostics on all HVAC equipment and the Energy Management System. Repairs and recalibrates electrical and heating and cooling controls. Overhauls and/or realigns all types of pumps. Repairs and maintains commercial restaurant equipment. Dismantles and reassembles large and heavy equipment. Performs building operation duties with the Energy Management System. Performs plumbing repairs. Assists in the coordination of all heating and cooling operations. Assists in training new personnel. Participates in continuning education programs including manufacturers seminars. Observes and adheres to all safety regulations and practices. Performs other duties as assigned by management.

Qualifications
Selection Criteria: |
Proven thorough knowledge of refrigeration and all HVAC equipment. Demonstrated ability to use technical reference material and equipment required. Demonstrated ability to use trade tools and test equipment. Demonstrated abilty to conduct plumbing repairs. Proven experience in monitoring, diagnosing, making corrective decisions and performing corrective action as circumstances required. Demonstrated ability to direct work of others and maintain good working relationships. Demonstrated ability to effectively interact and communicate with all levels of staff and management. Ability to remain calm and professional in demanding and stressful situations. Demonstrated experience working independently. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated. Demonstrated ability to read and comprehend written and oral instructions. Proven familliarity with local building/HVAC codes. Experience leading projects is a plus.

Work Setting: |
Demonstrated abilities to walk, stand, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb and lift a maximum of 75 lbs. unassisted. Frequent exposure to noise, dirt, odors, temperature extremes and potentially hazardous tools and equipment. Must be able to safely use manual tools and power equipment common in the construction trades. Must be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents. This position works in both indoor and outdoor environmental conditions.

Educational Requirements: |
High school diploma, HVAC trade training program or GED. Typically having a minimum of 10 years of HVAC experience.

Computer Skills and Knowledge of Hardware & Software Required: |
Working knowledge of basic computer with the ability to retrieve e-mails, send e-mails and access the Company’s intranet homepage. Working knowledge of proprietary applications supporting mechanical systems and services. (i.e., Archibus, Circon, Tracer).

Certifications & Licenses (i.e., Series 6 & 63, CPA, etc.): |
CFC refrigerant handling certification required. HVAC Certification or equivalent required. Valid driver’s license with a satisfactory and safe driving record required.

Position Demands: |
Must be able to work Building Operations’ schedule and adjust work schedule to complete assignments. This includes shift work and weekends as necessary. Extended hours required during peak workloads or special projects.
