Source new investment opportunities: Seeks out opportunities to fulfill established investment strategies, primarily in existing markets and with existing business partners. Oversees working relationships with sponsors, mortgage bankers, real estate brokers and various other firms throughout the U.S. Leverages personnel of such firms to gain information and address servicing matters. Maintains and strengthens relationships with existing business partners, through frequent contact and visits, occasional social events, etc. Attends appropriate conferences and networking events in order to promote awareness of Eagle’s real estate investment program, and to establish new relationships. Conducts regular market tours with various market participants, in order to keep up-to-date on development activity, market fundamentals, regional growth corridors, overall economic conditions, product evolution and tenant expectations. Informs market participants of Eagle’s investment appetite, investment parameters, and changes in investment strategy. Develops strong working relationships with high-net-worth individuals as well as corporate CFOs during the investment process. Such relationships may be primary source of future referrals of investment opportunities.
Negotiate and Underwrite new investments: Negotiates and documents business terms with prospective sponsors within established criteria; escalates to VP and Director for approval of terms outside of established criteria. Underwrites deals utilizing established underwriting criteria. May underwrite outside of established parameters or in unusual situations, based on experience and judgment, subject to review and approval by senior team members.
Prepares and/or critically reviews financial analyses and due diligence generated by the investment analysts, in order to make recommendations regarding the pursuit of potential transactions that are consistent with Eagle’s investment strategies. Negotiates optimal yield and terms in a competitive environment. Also develops complex models used for matrix pricing portfolio sales/acquisitions. Reviews marketability and competitiveness of proposed investments, assesses product characteristics, identifies positive and negative design elements, locational attributes, submarket characteristics, etc. Undertakes research and analysis to determine market rent levels, appropriate expense forecasts, cap rates, and interest rates. Determines current status of supply and demand, and investigates future potential supply as well as demand drivers. Utilizing the information obtained directly or by other members of the team, assesses potential risks and key strengths, determines appropriate underwriting assumptions, ascertains possible financial outcomes, and assigns probabilities of success for each proposed investment. Identifies risk mitigation opportunities, and advises management on recommended negotiating strategies to be pursued.
Process investment due diligence: As appropriate, coordinates with Closing Coordinator, Asset Management, Legal Department and Construction Management in engaging and evaluating surveys, appraisal reports, physical inspections, plan reviews, environmental reports and other due diligence materials. Conducts field research and utilizes research generated by the investment analysts, to assess the competitive set and market product characteristics. Utilizes supply and demand analysis, absorption analysis, competitive rental analysis and comparable evaluation, and other pertinent local market information for the potential investment to formulate recommendations. Utilizes commercial real estate market research and market data for underwriting market risk in selected transactions. Reviews and assesses comparable operating expense data for proposed investments, and incorporates findings in final underwriting.
Close new investments: Reviews and finalizes draft investment memos prepared by the investment analysts, including the presentation and final recommendation of investments to the Real Estate Investment and Finance Committees. Prepares investment recommendations for client review and approval. In conjunction with approval, prepares commitment letters and/or modification agreements for legal review and negotiates all terms and conditions. In coordination with the Law Department, oversees the preparation of appropriate legal documents, and manages the closing process for all new investments. As part of the closing process, maintains a closing checklist and ensure that the items within the checklist are being completed. Obtains final sign-off of the project proforma by all appropriate parties. Negotiates all closing documentation including, as appropriate, joint venture agreements, loan documents, guarantees, construction contracts, property management agreements, etc.
Additional Responsibilities: To the extent not supported by an Investment Analyst or Senior Investment Analyst, performs all responsibilities of those positions as they relate to assigned investment opportunities. Reviews files and emails to confirm that all required underwriting material has been collected and is properly filed in the appropriate location (i.e. Dynamo, shared network drive). As needed, supports the New Business Development area in the creation of private placement memoranda for the syndication of co-investment opportunities, providing key statistical and qualitative facts with respect to the merits of the investment opportunity. Performs other duties as assigned by management.
