Summary of Responsibilities: |
Performs a wide variety of general facilities maintenance duties in the Home Office and at other properties managed by Eagle Realty Group. Works with minimal supervision and is responsible for making an established range of decisions, escalating to Manager when appropriate and updating Manager on a regular basis. |

Position Responsibilities: |
Performs routine work orders and major projects. Assists in the loading and unloading of materials being received, relocated or shipped out. Assists with the installation and repair of modular carpeting systems. Keeps records of time and materials used to complete work orders and projects. Assists with grounds maintenance as needed. Performs recycling duties as needed. Carries out preventive maintenance practices as assigned. Removes snow and ice from sidewalks and parking lots. Observes and adheres to all safety regulations and practices. Performs other duties as assigned by management.

Qualifications
Selection Criteria: |
Demonstrated basic understanding of general mechanics. Demonstrated ability to use small tools and test equipment, as well as power and yard tools. Demonstrated ability to perform small plumbing repairs. Demonstrated ability to use ladders and scaffolding in a safe and approved manner. Demonstrated experience effectively handling customers and providing excellent service. Proven ability to read and comprehend written and oral instructions. Demonstrated ability to effectively interact and communicate with all levels of staff and management. Demonstrated experience working independently. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated. Demonstrated experience maintaining a calm and professional demeanor when handling stressful situations.

Work Setting: |
Demonstrated ability to walk, stand, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb ladders and lift a maximum of 75 lbs. unassisted. Must be able to work from and use a 40-foot extension ladder, scaffolding and Manlift up to 120 feet in a safe and approved manner. Frequent exposure to noise, dirt, odors, temperature extremes and potentially hazardous tools and equipment. Must be able to safely use manual tools and power equipment common in the construction trade. Must be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents. Works in both indoor and outdoor environmental conditions.

Position Demands: |
Must be willing to adjust work schedule and work overtime to complete assignments. This includes shift work and weekends as necessary. Extended hours required during peak workloads or special projects.
