Overview

The Investment Analyst works under the direction and supervision of the Senior Investment Analyst and/or senior members of the Investment Management, Structured Equity, Mortgage Loan, Specialty Investments, Acquisitions, New Business and/or Asset Management departments to perform financial analyses and market research related to potential and existing real estate debt and equity investments. The Investment Analyst also works closely with the senior members of the investment team in performing due diligence and closing real estate transactions. In this role, the Investment Analyst is responsible for three primary functions: - investment financial modeling and analysis. - market research. - investment due diligence. The Investment Analyst is expected to support production and portfolio management efforts of the investment team by providing timely and accurate financial and market analysis, and by preparing investment recommendations to the Investment Committee. Works with limited supervision and is responsible to make a limited range of decisions within established parameters, updating manager on a frequent basis and escalating to manager when appropriate

Responsibilities

What you will do:

  • Financial Modeling and Analysis: When supporting new investment activities, performs preliminary review and financial analysis to screen prospective investment transactions and determine whether they are consistent with Eagle's investment guidelines and expectations. Rejects opportunities that do not meet criteria and advises Investment Manager of opportunities that do. Assists in negotiating terms on new transactions. For assigned transactions or assets, pursues, compiles and organizes the necessary information for, and prepares detailed financial analyses, both on an ad hoc basis and utilizing established financial analysis templates. Models cash flows for new investment opportunities and existing investments, including joint ventures, mortgage loans, acquisitions, etc. Calculates, tracks and projects performance metrics (IRR, MOC, yield, spread, debt service coverage, etc.) as requested. Works with the team to provide analysis of revenue impacts, resource impacts and operating expenses of various options, and provides meaningful recommendations based on objective analysis. Works with senior team members to establish and maintain templates related to the documentation and management of the investment portfolio. Prepares or supports other team members in the preparation and publication of valuations, forecasts and various reports. Performs quality checks on all financial analyses performed by other team members as requested.
  • Market Research: Compiles and organizes the necessary information for, and prepares competitive rental analyses and comparables, and gathers and reviews other pertinent local market information. Performs commercial real estate market research and applies appropriate market data for the underwriting of investment opportunities and/or existing investments. Analyzes market comps, location, demographics of properties to confirm underwriting and/or valuation assumptions. Works with senior members of the investment team to perform project-specific market analyses.
  • Investment Due Diligence: Provides investment due diligence support. Collects, analyzes and reviews due diligence information for proposed new investments as requested by the investment professional(s) in charge of the investment, including entitlements, sponsor financial statements, experience and background reviews, etc., and provides a summary report of the information obtained and the results of the analysis conducted. Schedules third-party consultants involved in due diligence on sponsors and/or their investment opportunities. Acquires an appraisal for each new investment.
  • Additional Responsibilities: Acquires familiarity with all departmental procedures, data sources and analysis tools. Maintains adequate documentation of activities in an organized file system. Develops working relationships with borrowers, developers, appraisers, contractors and other real estate professionals in connection with Eagle's investment activities. Supports senior team members in the preparation of Investment Memos, including the presentation and final recommendation of investments to the Investment and Finance Committees. Creates, updates and maintains a proprietary deal sourcing database, pipeline report(s) and other routine reports. Prepares for senior management review a deal summary for each new transaction, and sets up each new deal in Dynamo or other appropriate filing systems. Assists with various portfolio management issues, such as draws, fundings, loan payoffs and assumptions, etc.

Qualifications

  • Bachelor's Degree BA/BS in real estate, accounting, finance, economics or related field. (Required)
  • Master's Degree MBA (Preferred)
  • Master's Degree In real estate or finance (Preferred)
  • Up to three years of real estate analysis experience, preferably with a financial institution, real estate investment management firm, mortgage banker, investment bank or private real estate financier. (Required)
  • Proven examples from work experience on identifying complex problems, quantifying the problems and providing creative resolutions to solve. (Required)
  • Proven experience coordinating multiple projects/assignments simultaneously and completing assigned tasks accurately and on a timely basis. Must demonstrate a strong attention to detail with excellent organization skills. Expected to cite examples of organization and time management/methods used to manage or prioritize workload demands. Must demonstrate project management experience in planning, executing and maintaining a project from start to finish. (Required)
  • Must be able to cite examples of experience working in an environment with a high degree of stress/time demands associated with heavy volumes and multiple demands. (Required)
  • Experience in Argus. (Required)
  • Demonstrated general knowledge of real estate underwriting and financial analysis. Prior experience in institutional real estate investment management is preferred.
  • Proven good analytical skills as demonstrated by knowledge and proven ability in the use and application of discounted cash flow analysis to estimate monthly cash flows. Can provide examples of the use of such skills.
  • Proven excellent verbal and written communication skills with ability to convey information in a clear, focused and concise manner.
  • Demonstrated ability to receive, organize and manage large amounts of diverse information and documentation. Must cite examples of organization skills.
  • Demonstrated working knowledge of mathematics and principles behind monetary transactions.
  • Advanced knowledge in MS Excel.
  • Advanced knowledge in MS Word and PowerPoint.

Work Setting/Position Demands:

  • Works in an office setting and remains in a stationary position for long periods of time while working at a desk, on a computer or with other standard office equipment, or while in meetings. Extended hours required during peak workloads or special projects. Ability to handle multiple transactions simultaneously without compromising work quality or critical decisions.

Travel Requirements:

  • Occasional overnight travel. Infrequent periods of significant travel. Typical travel includes social interaction and networking which extends into late evening hours.
