Overview

Maintains refrigeration units, heating and cooling controls, pumps and equipment in good operating order for a one million-square-foot, Class A office, retail and parking garage development as directed by the Chief Building Engineer. Repairs and recalibrates electrical, heating, and cooling controls. Dismantles and reassembles large and heavy equipment. Works mostly independently with some minimal supervision and is responsible for making an established range of decisions, escalating to manager when necessary and updating manager on a regular basis. Prepares estimates for equipment replacement and installation cost. Supervises external contractors/vendors and manages HVAC-related projects. Assists Chief Building Engineer with plan reviews for all HVAC projects (tenant improvements or property) as well as unit replacements.

Responsibilities

What you will do:

  • Performs installation, maintenance, and repair of various HVAC systems, including air handling units, chillers, VAV boxes and complex electrical/mechanical components.
  • Diagnoses, troubleshoots, and repairs complex issues in electronic and mechanical systems relative to HVAC systems and the Energy Management System. Is the primary contact for third party HVAC contractors (e.g. Trane).
  • Repairs and recalibrates electrical and heating and cooling controls.
  • Overhauls and/or realigns all types of pumps and mechanical seals
  • Dismantles and reassembles large and heavy equipment related to the motors and pumps for HVAC systems.
  • Performs building operation duties with the Energy Management System.
  • Performs plumbing repairs relative to HVAC equipment.
  • Assists in the coordination of all heating and cooling operations.
  • Assists in training colleagues relative to HVAC systems and provides guidance on best practices and safety protocols. Participates in continuing education programs including manufacturers seminars.
  • Observes and adheres to all safety regulations and practices.
  • Performs other duties as assigned.
  • Complies with all policies and standards.

Qualifications

  • High School Diploma HVAC trade training program or GED - Required
  • Typically a minimum of 10 years of HVAC experience with a focus on complex systems. - Required
  • Proven experience in monitoring, diagnosing, making corrective decisions and performing corrective action as circumstances required. - Required
  • Demonstrated experience working independently. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated. - Required
  • Experience leading projects. - Preferred
  • Proven thorough knowledge of refrigeration and all HVAC equipment. - Required
  • Demonstrated ability to use technical reference materials including systems and building drawings/plans. - Required
  • Demonstrated ability to use trade tools and test equipment. - Required
  • Demonstrated ability to conduct plumbing repairs relative to HVAC equipment. - Required
  • Demonstrated ability to collaborate with third party contractors as well as colleagues and maintain good working relationships. - Required
  • Demonstrated ability to effectively interact and communicate with all levels of staff and management. Ability to remain calm and professional in demanding and challenging situations. - Required
  • Demonstrated ability to read and comprehend written and oral instructions. - Required
  • Proven familiarity with local building/HVAC codes. - Preferred
  • Excellent problem-solving skills to resolve intricate HVAC issues. - Required
  • Working knowledge of basic computer with the ability to retrieve emails, send emails and access the Company's intranet homepage. - Required
  • Working knowledge of proprietary applications supporting mechanical systems and services. (i.e., Circon, Tracer, Yardi). - Preferred
  • CFC Refrigeration Certification Upon Hire - Required
  • HVAC Certification Or equivalent Upon Hire - Required

Work Setting/Position Demands:

  • Demonstrated ability to stand, walk, sit, stoop, reach, bend, kneel, crouch, crawl, push, balance, climb and lift on a regular basis. Lifting includes raising objects from a lower to higher position or to move objects horizontally from position-to-position. Frequently lifting objects up to 50 pounds unassisted and over 50 pounds assisted.
  • Requires the ability to verbally communicate and exchange accurate information to customers and associates on a regular basis.
  • Requires visual acuity to read and interpret a variety of correspondence, procedures, reports and forms via paper and electronic documents, visual inspection involving small defects; small parts, and/or operation of machinery (including inspection); using measurement devices continuously. Visual acuity is required to determine accuracy, neatness, and thoroughness of work assigned.
  • Requires the ability to prepare written correspondence, reports and forms using prescribed formats.
  • Requires the ability to apply principles of logical thinking to define problems, collect data, establish facts, and draw valid conclusions.
  • Must be able to work from 32-foot extension ladder, scaffolding, man-lift up to 120 feet and use in a safe and approved manner.
  • Must be able to safely use manual tools and power equipment common in the construction trades. Must be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents.
  • This position works in both indoor and outdoor environmental conditions.
  • Extended hours required during peak workloads or special projects/events.
  • Associate must be able to operate a motor vehicle for short and/or long distances
  • Associate must be able to travel via car
  • Occasional after-hours work needed

  • Valid Driver's License with a safe driving record
